Construction Supervision

Service Overview

Independent Supervision for Villa Construction

Building a villa in Muscat is a significant investment. Without independent supervision, you’re relying entirely on your contractor to self-report quality and progress — which rarely works in the owner’s favour. We provide qualified engineering supervision that protects your investment at every stage.

Our engineers visit the site regularly, inspect workmanship against drawings and specifications, manage the snag list, and ensure the contractor delivers what was contracted — on time and to standard.

We offer both full construction supervision (from foundation to handover) and MEP-only oversight for clients who already have a civil supervisor in place.

Why Choose Us

Why Desert Projects for Supervision

Truly Independent

We work for you, not the contractor. Our only interest is ensuring you receive what you paid for — on time and to specification.

MEP Expertise

Most supervision firms focus on civil works. We bring deep MEP expertise — catching electrical, plumbing, and HVAC issues before they’re buried in walls and ceilings.

Join at Any Stage

Already mid-construction? We assess the current state and continue from any stage — it’s never too late to add independent oversight.

Common Questions

Frequently Asked Questions

What is a snag list?
A snag list is a detailed written report of all defects, incomplete items, and non-conformances identified before you accept handover from the contractor. It protects you by ensuring every issue is documented and must be resolved before final payment is released.
Do you supervise the full build or just MEP?
We offer both options. Full construction supervision covers all trades from foundation to finishing. MEP-only oversight focuses specifically on mechanical, electrical, and plumbing works — ideal if you already have a civil supervisor but want specialist MEP oversight.
How do you report progress to the owner?
Weekly written reports with photos, an issues log, contractor performance notes, and a schedule status update. Reports are sent directly to you via email. You can also request a call or site visit at any time.
Can you join mid-construction if supervision wasn’t there from the start?
Yes. We assess the current state of the build, document any existing issues, and continue supervision from that point forward. We’ll also flag any concerns about work already completed that may need remediation.
